The Building Profession is subject to stringent constraints on new buildings; however existing ones, in most circumstances, are exempt, so the right advice or survey is imperative in order for clients to avoid unexpected and unbudgeted remedial work. There will be examples where building regulations compliance has been overlooked only to become an issue later.
Buying a property is a significant investment. Whilst legal advice is a matter of certainty and valuation advice is subjective, a building's condition is seldom, if ever, straight forward. Valuation reports are simply a valuer's opinion but many buyers see these as Building Surveys, in most cases they are not reflective of the building's physical condition.
A Building Survey is not a valuation; they instead concentrate on the physical envelope and structural fabric, identifying faults that may affect the building's economic life. Can the property be extended?
